Industry Terms for Fire Damages

When a property experiences a fire, a homeowner and commercial property manager will begin to hear a lot of terms they may be unfamiliar with.  Familiarizing yourself with this vocabulary will help facilitate your understanding of what is happening.

Rest assured that if you should ever need our help, our 3-Expert Team will walk you through the process of cleanup and restoration.

Fire Damage:  This is a general term that says a fire was the cause of loss.

Stabilizing the Structure:  This refers to the need to make a structure safe enough for our technicians to begin cleanup and remediation work.  The fire must be completely put out.  It may also include roof tarping, board-up, temporary fencing, and a security guard.

Roof Tarping:  A thick, weatherproof piece of plastic tarping will be attached to the roof to prevent precipitation from entering the building and causing secondary damage.  

Board-Up:  When pieces of board are placed over damaged windows and doors to prevent precipitation from entering the building and also to deter possible break-ins.

Temporary Fencing:  When a temporary fence is installed around the perimeter of the property or highly damaged areas to prevent possible break-ins and keep the general public away from sensitive areas.

Security Guard:  When a structure cannot be immediately stabilized (for example, it’s raining and it’s not safe to tarp the roof), a 24-hour security guard can be hired to protect the property.

Secondary Damage:  A damage that occurred which did not come from the original source.  For example, in a fire damage, the fire is the primary damage.  Secondary damage may come from the water used during firefighting efforts.

Pre-Loss Condition:  Means to put the property back together the way it was before the fire damage. This is the goal of the insurance company when a fire damage occurs.

Smoke Damage:  When smoke particles have embedded themselves in a material, like a wall, clothing, or piece of furniture.  Smoke damage cannot usually be seen, but it can be smelled.  Cleaning and deodorization should take place.

Soot Damage:  When soot has sullied a material.  Soot is produced by the incomplete burning during the fire.  It is acidic and causes damage to materials when it’s not properly or promptly cleaned.  Cleaning and deodorization should take place.

Demolition:  When a material has experienced permanent damage and cannot be cleaned, it is removed and thrown away.

Containment:  When thick plastic is set up in order to isolate the airspace of a room.  This is done so that deodorization techniques can be more effective or to prevent an unaffected area of a property from becoming contaminated.

Air Scrubber:  A machine that cleans the air.  

HEPA Filter: High-Efficiency Particulate Arrestance filter can catch particles as small as 0.3 microns.  This is our filter of choice when using an air scrubber.

Deodorization:  When an item or property is rid of smells caused by the fire damage.

Structural Framing:  The structure of the property, like beams.  If the structure has been damaged, it must be replaced.

Contents:  Anything that is not part of the structure, like furniture.  When affected, contents can either be cleaned on-site or taken back to our cleaning facility.

Textiles:  If you turned the property upside down and everything fell out, the items that fell and did not break are textiles.  These include clothing, shoes, plush animals, etcetera.  When affected, textiles are taken back to our facility for cleaning.

Pack-out / Pack-Back:  When the structure isn’t safe, contents and textiles are moved out of the property and taken to our facilities for cleaning and storage.  They are returned when the property is clean, reconstructed, and safe for inhabitants.  Items may also be delivered to a second location if the owner would like them returned sooner.

Storage:  Items that have been packed-out are stored in our facilities until they can be returned.

HVAC & Duct Work:  Heating, Ventilation, and Air Condition system.  Ducts are the pathways for the cold or warm air to travel around the property.  Many times, the HVAC system needs to be cleaned after a fire damage because smoke has accumulated inside of it.

Controlling Mold Growth in Your Home or Business

Mold cannot be completely removed from our environments.  It is a natural part of our environment and exists in microscopic spores.  Many restoration businesses advertise “mold removal” and even guarantee to remove all mold. This isn’t possible.  What you are going to be doing, instead, is removing the triggers in your home that cause mold that cause large amounts of mold growth.

Where Mold is Likely to Grow

Mold is likely to grow in places that are dark, warm, and humid.  These places include kitchens, bathrooms, and laundry rooms.  It’s also likely to grow in places that have previously had a water damage that wasn’t dried properly.  If you smell something musty in the air or see black spots growing on your walls, you may have mold.

How to Control Mold Growth

  1. Fix anything that is leaking.  That includes pipes, windows, and roofs.  A leaking structure or pipe that isn’t fixed will eventually cause mold growth and damage the structure that is absorbing its moisture.  Most people discover a leaking roof or pipe when they see secondary damage to their home, like a small pool of water on the floor or a water spot on their ceiling.
  2. Control the humidity in your home.  Mold likes to grow in high humidity.  An appropriate humidity level for your home is 40-50% Relative Humidity (RH).  In the winter months, it may be lower than 40% RH.  You can purchase a home hygrometer (a humidity meter) and temperature gauge at your local home and hardware store or online for less than $10.
  3. Ventilate humid areas.  Humid areas in homes are typically the kitchen, shower, and laundry areas where warm water is used.  After doing any of these activities, turn on your ventilation fan.
  4. Hire an experienced and proven water damage cleanup company.  If your property experiences flooding, hire a company with a record of successfully cleaning water damages from properties.  This company should extract water and monitor your property as it dries.  Ask for documentation to verify your structure has been properly dried.

How Quickly Can You Get Rid of Mold?

When a homeowner or commercial property finds mold, one of the first questions we are often is how quickly we can get rid of the mold.

Removal versus Remediation

Mold cannot be truly removed from an environment.  It is a natural part of our environment and exists in microscopic spores.  Many restoration businesses advertise “mold removal” and even guarantee to remove all mold. This isn’t possible. We understand mold and mold growth.  We will remediate your property’s mold growth and help make its levels safe for you and other inhabitants.

The Speed of Remediation Depends on the Size of the Mold Growth

Texas requires licensed mold contractors to remediate mold in residential and commercial properties, which SERVPRO of North Irving is.  However, not every mold growth needs to be reported to the state.  It all depends on size.  Our mold specialist will visit your property and tell you if the mold can be remediated immediately or needs to be filed with the state.

Less than 25 Contiguous Square Feet

If the mold growth is less than 25 contiguous square feet, then the mold does not need to be filed with Texas.  Our mold technicians can begin remediation immediately.

More than 25 Contiguous Square Feet

If the mold growth is more than 25 contiguous square feet, then it falls under Texas Mold Assessment And Remediation Rules (TMARR), which require:

  • A Texas Licensed Mold Assessor to write a Mold Protocol.  We cannot legally choose an assessor for you; we can give you a list of assessor for you to choose and make an appointment.
  • A Texas Licensed Mold Contractor (us) will file a Work Plan and schedule the job with the State of Texas.  Once the Work Plan is filed, we must legally wait at least five (5) business days before starting the job.
  • When we finish the mold remediation, the Mold Assessor has to check the cleaning to make sure it’s successful.  If it is, they will issue a clearance document.
  • The Texas Licensed Mold contractor (us) can then issue a Certificate of Mold Damage Remediation to you which documents the success of the cleanup for your insurance provider or future home buyer.

How Mold Grows

When a homeowner or commercial property manager finds mold, they often want to get rid of it as soon as possible.  When our mold specialists arrive to inspect the property, we’re often asked:

  • Is mold dangerous?
  • How quickly can you get rid of the mold?
  • How will you get rid of the mold?
  • How did the mold get there when the wet spot was way over here?

Is Mold Dangerous?

According to the Center for Disease Control and Prevention (CDC), mold may cause a variety of health effects in some individuals and none in others.  People sensitive to molds may have nasal stuffiness, coughing, and eye and skin irritation.  People with mold allergies can have more severe reactions.

How Quickly Can You Get Rid of Mold?

Mold is a natural part of our environment and cannot be completely removed.  Companies who make the claim to be able to fully remove your environment of mold simply can’t.  Instead, we can remediate mold growth to help the levels of mold in your property be safe for its inhabitants.  How quickly we can remediate your mold depends on its size.  Texas requires a licensed mold contractor to remediate your mold, which SERVPRO of Ellis County is. 

  • If your mold is smaller than 25 contiguous square feet, the mold does not need to be reported to Texas and we can begin remediation immediately.  
  • If the mold is more than 25 contiguous square feet, then the mold must lawfully be filed to be remediated with Texas; the remediation process will, therefore, take about 5 days longer as the documentation is processed.

Either way, our mold specialists will walk you through the mold remediation process and make sure your property is taken care of.

How Will You Get Rid of the Mold?

Our first step when remediating a mold is to set up containment.  We do this to prevent the spread of mold spores to other parts of your home.  Mold is very small, sometimes smaller than a pinhead, and can spread through the air when it’s disturbed.  When the affected has been contained, then we use other techniques to either clean the area or remove the damaged mold-affected structure.  If there is affected clothing, we can transport it back to our cleaning facility and clean that clothing in a specialized machine.

How Did the Mold Get Over There When The Wet Spot Was Over Here?

Water Damage What's That Brown, Yellow Spot on My Ceiling? This large water stain was a result of a water damage on the floor above. Water stains can also be much smaller.

What's That Brown, Yellow Spot on My Ceiling?

You’ve likely seen a brown, yellowish spot on a ceiling somewhere.  These colored spots are water stains, which are often caused by a roof or pipe leak above the ceiling where the spot is located.

Many DIY websites advice you to find and fix the cause of the leak and then spray paint the spot on the ceiling to cover up the stain.  

But you also need to check for moisture.  

Some homeowners and commercial property managers that have called us have followed the advice above but forgot to check for moisture.  The result was an attic space that remained humid and became an environment responsive to mold growth.  It was not surprising to find mold in their attics when we assessed their property.

What If I See a Water Spot on My Ceiling?

Storms are not a common occurrence in Texas.  In Dallas, we see just a few days of freezing temperatures in a year.  Every few years, a strong hail storm can occur.  Otherwise, we have the luxury of enjoyable temperate or warm temperatures for the majority of the year.

Temporary Warehouse Space

When a move-out or pack-out is done, we will provide temporary storage space to keep your items safe until they can be returned.

Water Damage What Happens if My Clothes Get Dirty Water on Them? We use hydraulic pressure, which is a gentle way to push detergent-laden water through the textile and rid it of contaminants.

What Happens if My Clothes Get Dirty Water on Them?

When we’re called to a water damage by a homeowner, we often see that they’ve tried to stop the spread of the water by putting towels on the floor.  This is a common reaction.  Other times, the homeowner has no choice in what gets wet because the water has spread to the living room, laundry room, or bedroom where clothing, shoes, pillows, etcetera were on the floor and have been impacted.

We call all of these contents--clothing, towels, shoes, etcetera--textiles. Imagine flipping your house upside down. Anything that falls off the house and does not break when it lands, like towels, shoes, clothes, teddy bears, are textiles.  

When the water that wets the textiles is clean, that’s considered Cat 1 Water.  For Cat 1 affected textiles, throwing them into a laundry machine at home is an acceptable way to get them clean.  But what do you do when the water is dirty, like in a cat 2 or cat 3 (sewage) water damage?

Cat 2 and Cat 3 affected wet textiles don’t have to be thrown away.  Our Esporta Wash System can safely sanitize those items and make them safe to wear and handle again.

Unlike traditional dry cleaning, Esporta is a wet wash system that uses a combination of up to six environmentally friendly detergents.  Textiles are placed inside the machine, where they spin in detergent-laden water while staying in place, meaning the textiles are not cleaned by agitation like traditional washing machines but by hydraulic pressure instead.  The textiles stay in place while the water is pushed through them, making this system gentle on all fabrics.

The end result are textiles that are near neutral pH and food-grade clean.

How Results Are Proven

We prove the results of our wash system by using ATP testing.  We take ATP tests of the textiles pre and post wash to ensure our customers that their clothing is safe to wear again.  To learn about ATP testing, read our blog Proving Contamination Levels (and Cleanliness) in Textiles.

If you have a water damage with affected textiles, trust us to clean them.  Our crews will collect all affected textiles and take them back to our cleaning facility.  When they’re clean, they will be delivered back to you.
